A plot plan is prepared and certified by a registered land surveyor, showing a property’s lot area, boundary lines, the locations of existing structures (i.e., houses, decks, garages, sheds, etc.), and the dimensions along the front, rear, and sides of each structure. A certified plot plan is not accompanied by lot staking services.
Plot plans are most commonly associated with additions. The architect will coordinate with our team to plot the proposed changes in order to receive a building permit from the city or town you are building in.
A site plan includes the basics of a plot plan but requires more expansive detail in regards to lot features such as elevations and utilities.
Staking property lot lines is a service that involves the placement of survey markers at property corners with additional markers along the property lines. This process creates a visible line that defines the limits of your property. Typically, we utilize iron pins/rebar to mark the property corners and 3 foot wooden stakes to define the lines. There is no plot plan associated with a stake out.
A lot line stake out is most commonly associated with putting up a new fence, or dealing with ownership uncertainty among neighbors.
